Nest Homes is an expanding residential developer operating across the south west of England. It is one of several group companies within Wessex Water Enterprises; the others being GENeco (who provide waste and renewable energy services) and Wessex Searches (a home buyer support agency).
Nest homes has secured approved funding for its development activities so is not reliant upon external agencies for funding the delivery of its projects. Nest Homes is focused on building a reputation for high quality developments of bespoke design and finish.
We aim to offer an excellent personal service to our home purchasers. Nest Homes is seeking an assistant project manager to assist and manage residential development schemes ranging in size from 5 - 100 units.
As assistant project manager, you will report to and work closely with the business manager. Working as a team with the development service co-ordinator and engaging with external consultants, architects and planners, you will drive projects through to successful completion and deliver them to the highest standards.
You will be a highly motivated self-starter, comfortable with working on your own initiative, with good interpersonal, written and verbal communication skills.
You will be able to plan and develop lifecycle project Gantt charts, and identify critical delivery issues and opportunities, then communicate them. You will also hold the technical expertise to resolve them personally, or through the assistance of the professional delivery team, to ensure successful outcomes in development.
You may also be required to make periodic visits to check that the implementation of the works corresponds with the design, as well as flagging any discrepancies to confirm the quality of finishes.
The role assists with and oversees the delivery of individual residential projects, associated works and procurement activities, supporting the overall objective of achieving the highest quality developments on time and to budget.
You will prepare delivery programmes in Microsoft Project and prepare briefs to procure planning and technical design services. You will also co-ordinate activities between consultants, architects and construction delivery partners, bringing your own experiences to aid this process.
Nest Homes utilises selected building contractors to deliver the main construction activities. However, some elements of delivery are in-house and you will be responsible for co-ordinating and managing the delivery process by developing work schedules and associated tender documents.
You will assist with financial appraisals and cash flows, maintaining financial records and identifying factors likely to alter viability outcomes.
In addition, you will oversee the works undertaken by principal contractors, ensuring that quality and delivery meet our specification and expectations. You will also be involved with the wider team on matters of marketing, sales and conveyancing.
You should have a construction or engineering related degree required, as well as a strong construction background and proven project experience in the residential sector. Knowledge of health and safety, building regulations and specification standards would be beneficial.
Also, a comprehensive working knowledge of Microsoft Office, including Microsoft Project is essential. Proficiency in AutoCAD is also desirable.
